In preparation for the upcoming closing, buyers & sellers should review the following information regarding the transfer of utilities:

Buyers |  Ensure all utilities are transferred to buyers names effective the closing date.  If purchasing in a condo complex where all units have the same street address, buyers may need  to obtain and provide a meter or current account number to utility company. Please note, the water account can only be transferred on the day of closing since buyers must provide proof of ownership, such as an e-deed, which is received electronically at the moment the transaction is recorded with the county clerk.

Sellers | In most cases, sellers won't need to cancel their utility accounts since it will be transferred at the buyer's request. If a formal cancellation is required, the seller should provide a closing date and receive specific instructions from their utility companies regarding the cancellation.
